Overview

Lagoon Valley Residential is a ground-breaking project known as the Bay Area’s First Conservation Community designed to reflect triple bottom line (profit, people & the planet) standards and living. This is achieved through extraordinarily high degree of master developer detailing and vision from Triad Development with respect to the site and building design implementation. The project will supply 1,015 market-rate and affordable single family homes, in addition to a 50,000 square foot retail town center designed to support the residents.

Open Space, Amenities & Agriculture

The community will limit its building footprint by permanently protecting more than 1,700 acres for public access, enjoyment as park land and open space for hiking, running and view shed protection. A new 71-acre wetlands park will also be created that will flourish with plant and wildlife activity for the benefit of all. Thoughtful amenities including an organic farm, event center and an 18-hole championship golf course will compliment the community.

Energy Conservation & Water Reclamation

All homes within Lagoon Valley will include rooftop solar construction and adhere to high standards of energy conservation. Stormwater runoff will be managed through a bio-filtering system that integrates with edible landscaping alongside generous sidewalks that connect directly to parks and open spaces from all neighborhoods. Residential homes will offer gray water reclamation technology that will allow homeowners to re-use up to 200 gallons per day to irrigate landscaping, among other water resource saving uses.

Housing Diversity & Inclusion

Triad anticipates approximately 200-225 homes per year will be constructed and sold in multiple neighborhoods. One of the many features of Lagoon Valley is its high degree of diversity and segmentation between neighborhoods. Homes will be built as small as 1,500 square feet, up to well over 4,000 square feet, and everything in between. Completion of the 14 distinct neighborhoods is estimated to be 2026-27. Lagoon Valley will include 75 affordable homes and 100 homes for independent living, age-qualified seniors in a centrally located neighborhood, featuring one of the most desirable settings in the community. All neighborhoods will be designed with unique place-making hardscape and landscape features.
